If your property or development site lies within a conservation area, is a listed building, or is near a designated heritage asset, you may be required to submit a Heritage Statement or Heritage Impact Assessment as part of your planning application. These reports assess the historical significance of a building or area and evaluate the potential impact of proposed changes, ensuring that development is carried out sensitively and in accordance with local and national planning policies.

We provide clear, cost-effective, timely, and expert-led heritage assessments tailored to your project, whether you’re renovating a period home, extending a listed property, or planning a new development. With in-depth knowledge, we work closely with planning authorities to help streamline the process and improve your chances of a successful application. Our reports are professionally written, planning-compliant, and designed to support your vision while respecting the heritage context. With our reports starting at £500, let us take the stress out of the paperwork and help you move your project forward with confidence.

Heritage Statements & Heritage Impact Assessments

Example Statement

A Desk-Based Assessment establishes the known and potential archaeological interest of a site using historic environment records, mapping, aerial imagery, and documentary research.

Our DBAs provide:

  • A comprehensive review of recorded heritage assets within the study area.

  • Assessment of potential archaeological remains and their significance.

  • Informed recommendations for further work, mitigation, or design revision.

These assessments are prepared to CIfA Standard and Guidance for Desk-Based Assessment (2020) and are accepted by planning authorities across the UK.

Archaeological Desk-Based Assessments

A Written Scheme of Investigation (WSI) defines the methodology and scope of archaeological or heritage work and forms the principal document for approval by local planning authorities.

Our WSIs include:

  • Research aims, methodology, and work programme.

  • Provisions for data management, archiving, and reporting.

  • Health, safety, and risk management considerations.

  • Quality assurance and professional standards compliance.

Each WSI is tailored to the project and aligns with CIfA Standards and Guidance for Archaeological Field Evaluation (2020).
